Your opportunity may have arrived! 133 Central is available for purchase; at an unbelievably low price; that will allow you to complete renovations to your own tastes and desires. This regally designed and built home has the makings of a world-class facility; in a low-key, down to earth community by the waterfront of New York's Lake Erie. This could be your new home; your place to be the 'big fish in the little pond', of Silver Creek. In 2007, 133 was run as a B&B; Guests loved their experiences here; they swore they would return, especially to see what improvements were made to the property; the golden age of Victorian eclecticism; high aesthetics in a small community- unheard of in quiet small towns with this much potential. The Village enforced the requirement of a bed and breakfast being owner-occupied- the property is titled in my ex-wife's name. As result, I am offering the property to the right person who will love 133 as much as I do; that person may be you... Silver Creek is in a rural setting. Outside the Village borders are thousands of acres of grape vines; drive less than a minute away and you'll drink in the wonderful scent of grapes; literally billions of grapes as they ripen, just in time for the annual Silver Creek Grape Festival. Thursday night opens the festival with grape-stomping and wine drinking; then live music, dancing and a carnival follows. This event could be where you shine; getting the word out about your new B&B, passing flyers and the 'good word' about your business in the Village. Summers here are beautiful; warm, relaxing, a quiet, private, but public beach is a three block walk from 133; the wild summer fun beaches are three miles up the road at Sunset Bay, with freshwater swimming, Lifeguards and the summer Party Bars on the Lake. You'll get the overflow from Sunset; the more mature people who come home to visit after moving away; travelers who are just passing through, wanting a small intimate B&B just off the Thruway, as they drive from the East to West and back. Many of those people will book two stays, on their way, and again on their way back home. Winters are very slow and quiet here. Do we get snow? You bet- white, light or heavy, we get it all; we're only an hour's drive to the ski slopes, where vacation rental prices soar; you'll have people on their way to Kissing Bridge, Ellicottville, Cockaigne; travelers from Canada and Ohio, who are willing to travel to our ski locations because they are the best around. Bemus Point has sold out all their newbuild condos, BEFORE they were built; they have access to water and to skiing. So does Silver Creek! In summer, Chautauqua Institute fills every year; property values for nice but not extraordinary homes there are in the million dollar range; just half an hour's drive, you're in 133 Central, with accoutrements and aesthetics above and beyond some of the best at Chautauqua! The overflow from the Anthenaeum alone could fill your B&B; have a look at the pricing for a stay there; well over $300. a night. Why not stay a few nights at 133, then to the Anthenaeum; why not offer a special package for just such a thing? Pay for your home; then let your home pay YOU! And, live well at the same time! The rich, rewarding experience of having people come to your home, people of taste and culture; cannot be overstated. Your home will remembered; as they will all recall the Love Letters in the attic; written some hundred and thirty years ago, by two lovebirds in the attic. memories of their visit to your home will ring forever in their minds; as one of the nicest things they've ever done, with the one(s) they love. You can be part of their experience. Have a look at the entire website, location, suites, restoration page, love letters in the attic and think it over. Then give me a call at (716) 308-0019. We can see if 133 is right for you. I may consider taking partners who could bring to the table their experience and interest, along with monetary investment. Best regards, Bill Maecker
Where...? 133 Central offers two elegant and comfortable Bed and Breakfast Suites, in the rear of the home. Relax with a walk through the famous 'Skew Arch' to the Silver Creek Bay, stroll along the quiet beach shore and try to imagine a thousand foot dock where massive steamers and sailing ships once stood- then retire to the warmth and comfort of our casually elegant bed and breakfast suites in the home where "Think of me Ever and I'll be your Valentine-" was written in 1873. You'll wake up to freshly baked pastries, fresh coffee and a new day in Western New York: fishing, boating, skiing, snowboarding, mountain biking, boating, golfing, sample the wine you've bought at our local wineries...or just sit and relax with a good book. 'Think of me Ever...' Your memories are waiting to be made...
